    This is a vintage office, therapy office, and doctor’s office set in Los Angeles, perfect for your next project. Our house studio features a large window that allows ample natural light, making it ideal for indie films, therapy session scenes, period pieces, and moody photography shoots. The set also includes a small room attached with a whiteboard, enhancing its utility for various creative endeavors.


    Located in a quiet commercial building, this vintage office set is alongside our other unique home studios, including a vintage motel, vintage apartment, and vintage lobby set. Check my listing for more details.


    The capacity is set at 10, but if you have a larger group, we offer additional sets for holding. Don’t miss out on our combo pricing at a flat rate of $300 per additional set, perfect for accommodating larger productions.

    We provide 3 complimentary parking spots on site, with easy street parking options available.


    A small, brief establishing exterior shoot is allowed only as an add-on, requiring specific guidelines and host approval.

    1. Completion of Contract: This Contract must be fully executed at least 12 hours before entry instructions are provided. Failure to comply may result in cancellation without refund.
    2. Valid Credit Card & ID Requirement: Renter must read and sign a Credit Card Authorization Form prior to the rental period. Renter must provide a valid credit card on file and a copy of a valid government-issued ID before the rental begins. Failure to provide this information will result in cancellation of the booking.
    3. Production Insurance: Renter must provide proof of production insurance naming WDA Entertainment LLC and York Glen Properties LLC as certificate holders (see section 6).
    4. AC & Electricity: AC & Electricity: ALL ACs & lights must be turned off upon departure. Failure to comply will result in a $500 violation fee.
    5. Carpet Protection: If the rented set includes carpeted areas, all cast and crew must wear clean socks or disposable shoe covers (booties) when entering those spaces. Additionally, all gear, stands, and equipment placed on carpet must have protective coverings such as tennis balls, mats, or rubber feet. Failure to comply will result in a $500 violation fee.
    6. Studio Condition & Trash Removal:  Renter is responsible for returning the set—including all furniture, props, and décor—to their original positions as found at the start of the rental. All trash must be collected from the set upon departure. Each production is allowed two (2) 13-gallon trash bags for disposal in the black dumpster bins located in the parking lot. No furniture, props, or any other materials besides daily or personal trash are allowed to be disposed of on the property or on the sidewalk in front of the property. Any additional trash must be removed from the premises by the Renter. The standard cleaning fee covers only basic cleaning (e.g., light sweeping) and does not include excessive mess, trash removal, damage repair, or resetting the set. Failure to comply will result in a $500 violation fee or more, depending on the extent of the damage.
    7. Security Deposit / Damages: Renter authorizes the Host to charge for any damages, excessive cleaning, missing items, or violation fees as outlined in this agreement. Host reserves the right to invoice for any damages not covered by the credit card authorization within seven (7) days of the rental. Renter agrees to pay within three (3) business days of receiving an invoice.
    8. Overtime: Overtime must be pre-approved and paid at least two (2) hours prior to the scheduled end time. Unauthorized overtime will be billed at 1.5x the standard hourly rate, with a minimum one-hour charge.
    9. No-Show / Late Arrival Policy: Renter understands and agrees that failure to arrive on time, in full, or at all does not entitle the Renter to any refund, credit, or rescheduling of the booking, including but not limited to studio rental fees, paid add-ons, overtime fees, exterior access fees, or other associated charges. All confirmed bookings are final and non-refundable regardless of attendance, arrival time, or actual usage of the space.
    10. Add-Ons / Rentals: All add-ons and equipment rentals must be pre-approved and paid in advance before access or use. Unauthorized use will be billed at 1.5x the standard rate.
    11. Access: Renter is permitted to use only the interior set(s) designated in this agreement. Renter is strictly prohibited from conducting exterior scenes, car scenes, or staging tents, equipment, or production supplies in the 4442 parking lot unless approved otherwise by Host in writing. The only approved exterior staging area is the second-floor balcony between units 9-14. Failure to comply will result in a $1,000 violation fee.
    12. Prohibited Activities/Items: Activities that will result in a violation fee and immediate termination of the rental without refund: Glitter & Glitter Bombs: Violation Fee $1000. Fire or explosives: Violation fee: $500. Drugs or marijuana use. Violation fee: $500. Smoking (inside and outside): Violation fee: $500. Animals (except for service animals): Violation fee: $500. Loitering outside rental hours: Violation fee: $500.
    13. Key & Security: If a key is issued, the Renter must return it to the lockbox upon departure. The lockbox code positions must be scrambled after opening and closed for security. Failure to comply will result in a $500 violation fee.
    14. Modifications to Property: No paint, heavy-duty tape (e.g., gaffer’s or duct tape), screws, nails, or any other alterations may be made to walls, furniture, or fixtures without prior written approval from the Host. Failure to comply will result in a $500 violation fee or more depending on the extent of damage.
    15. Noise & Disturbance: No excessive music, noise or disturbances to surrounding businesses or residents. Violation fee: $500.
    16. Sound Quality Disclaimer: Renter is responsible for conducting their own sound tests at location prior to entering this contract. No refunds or discounts will be issued due to sound interference.
    17. Catering: Food deliveries permitted. No catering trucks/vendors.
    18. Fog & Haze Machine: Must be approved by the Host.
    19. Production Conduct: The Renter must ensure all cast and crew respect other tenants in the building. Any interference with tenants (e.g., requesting them to be quiet, blocking common access, or moving vehicles) will result in immediate termination of the rental without refund.
    20. Publicity Rights: Renter grants Host the right to use publicly released promotional materials (e.g. trailers, posters, stills) that feature the location for studio marketing purposes, including social media and website. Credit will be given when applicable. Renter may request exclusions in writing.
    21. Security Cameras: Installed throughout the premises, excluding restrooms.
    22. Abandoned Property: Host is not responsible for any items left behind. Any unclaimed property will be discarded after 24 hours unless prior arrangements are made.
    23. Rule Violation & On-Site Supervision Requirement: In the event the Renter or their team violates any rules outlined in this agreement, fails to follow instructions or warnings issued by the Host or on-site location manager, or generates complaints from building tenants—including but not limited to blocking access, requesting tenants to move vehicles, or causing disturbances—a mandatory on-site location manager will be assigned to monitor the remainder of the booking. This supervision will be billed to the Renter at a rate of $20 per hour, starting from the time of the violation through the end of the rental period. This fee will be added to the final invoice and is non-negotiable.


    If a cancellation is made within 24 hours of booking and more than 48 hours before the start of the booking, the client will receive a full refund. For cancellations made within 24 hours of booking but less than 48 hours before the start of the shoot or event, the booking fee will be non-refundable. If a cancellation occurs more than 48 hours before the start of the shoot or event, 50% of the booking fee will be refunded. Finally, if a cancellation is made less than 48 hours before the start of the shoot or event, the booking fee will be non-refundable. Qualified cancellations such as full refunds and partial refunds are subject to a $5 deduction from the total to cover processing fees. By booking with us, you agree that you have read, acknowledge, and abide by our host rules and cancellation policy.
